Which areas do you cover?

We operate throughout South East England, covering a wide range of locations including major towns, cities, and commuter areas. Our coverage area includes counties such as Kent, Surrey, Sussex, Hampshire and Greater London boroughs.

If you’re unsure whether your property falls within our operating area, please get in touch with your postcode and property details. We’re continuously expanding our coverage and even if your property is slightly outside our current area, we may be able to accommodate it or add you to our waiting list for future expansion.

What exactly is your alternative model?

We lease HMO properties from landlords and operate them as professional co-living spaces. We become your tenant, taking on all operational responsibilities including utilities, council tax and maintenance coordination while paying you consistent monthly rent.

What types of properties are you looking for?

We focus on HMO properties with 5+ bedrooms, ideally located near transport links, employment hubs and local amenities. We’re interested in properties that can be licensed as HMOs or are already licensed.

How does the Renter's Rights Act affect our agreement?

The Renters Rights Act does not affect the length or structure of our lease agreement because our agreement is not an Assured Shorthold Tenancy, the proposed changes to ASTs such as the removal of Section 21 and the move away from fixed-term ASTs do not apply to our landlord agreement.

Do you work with letting agents or only direct with landlords?

We work with both landlords directly and alongside letting agents. We respect existing agent relationships and can structure agreements that work for all parties.

Getting Started

How quickly can you make an offer?

We typically provide a formal written offer within 48 hours of completing the property assessment. This offer will include the proposed monthly rent we’ll pay you, agreement length and terms, details of any compliance works needed (if applicable), a proposed timeline for commencement and clear next steps if you wish to proceed.

If you need a faster response due to timing constraints, please let us know—we can often provide indicative offers more quickly and finalise details as we progress. Our goal is to move at a pace that works for you while ensuring thoroughness and accuracy.

Does my property require a licence?

If licensing is required, we oversee the entire application process and ensure all licence conditions are met throughout our tenancy. The licence remains in your name as the property owner, but we manage everything on your behalf.

How do I get started with Sterling Relocations?

From there, we’ll schedule a property assessment at a time convenient for you. The entire process is straightforward, transparent, and there’s no pressure—we want you to have all the information needed to make an informed decision.

Are there any costs or commitment at the assessment stage?

No. Our initial consultation and comprehensive property assessment are completely free with absolutely no obligation. We want you to have full information about your property’s suitability, potential rental income, and any compliance requirements before making any decisions. There are no hidden fees, no pressure tactics and no commitment required.

The Financials

How is the rent determined?

We conduct a comprehensive market analysis to determine a fair and competitive rental offer. This includes evaluating current market rates for similar HMO properties in your area, your property’s condition, configuration and location our corporate partners demand. Our offer is transparent and based on real market data. We aim to provide you with strong, consistent returns while ensuring our business model remains sustainable.

Are there any fees I need to pay you?

No. We don’t charge landlords any fees whatsoever. There are no setup fees, admin fees, management fees, commission or hidden charges of any kind.

What happens if your company stops trading?

Every HMO in our portfolio is protected by our Triple Lock Guarantee, providing you with comprehensive security and complete peace of mind:

Rent Guarantee Insurance (RGI) Each individual tenancy is covered by dedicated Rent Guarantee Insurance, protecting your rental income even in unlikely adverse circumstances.

We operate a sustainable business model with corporate partnerships, but our Triple Lock Guarantee ensures you’re protected on multiple levels. Your investment and income stream are secure regardless of circumstances.

Will I be paid even if the property is unoccupied?

Yes, absolutely. We pay you the agreed rent every single month regardless of occupancy levels. Whether the property is fully occupied, partially occupied, or completely empty, your income remains consistent. We absorb all void risk entirely—that’s one of the key benefits of our model.

Legal & Compliance

What type of agreement do you use?

We use lease agreements rather than standard Assured Shorthold Tenancies (ASTs). This structure provides our landlords with greater security, clearer long-terms and certainty around agreement length. Lease Agreements aren’t affected by certain provisions of the Renters Reform Bill (such as the move to periodic tenancies), which means we can offer fixed arrangements that provide reliable income security.

Do you handle the Right to Rent checks?

Yes, we handle all Right to Rent checks for every occupant in the property. We verify that all individuals have the legal right to rent in the UK before they move in, maintain comprehensive records of all checks performed, conduct follow-up checks where required (e.g., for time-limited immigration status), and keep you fully compliant with Home Office requirements.

What length of agreement do you offer?

We typically offer 3-5 year agreements with clearly defined terms. This provides long-term income security and stability while giving us the certainty needed to invest in your property and maintain it to professional standards. Our agreements include clearly defined break clauses that allow appropriate flexibility under specific circumstances.

Who ensures the required safety certificates are kept up-to-date?

We do. We coordinate all the legally required safety certifications and ensure they remain current throughout our tenancy. This includes Gas Safety Certificates (annual), EICR – Electrical Installation Condition Reports (every 5 years or at change of occupancy), EPC – Energy Performance Certificates (valid for 10 years), Fire Risk Assessments (annual for HMOs), and any other certifications required by local licensing conditions. We maintain a comprehensive compliance calendar, schedule inspections and renewals proactively, provide you with copies of all certificates and ensure you’re never at risk of non-compliance. You have complete peace of mind that your property meets all legal requirements at all times.

Tenancy Management

How often will I hear from you?

We provide regular periodic property updates, including condition reports and any relevant compliance updates. You’ll also be contacted proactively if any issues arise requiring your attention, when major maintenance or works are being planned, before any significant decisions affecting the property and when certifications are renewed or licenses updated. We believe in transparent communication that keeps you informed without overwhelming you with unnecessary detail.

Will I recieve monthly statements?

We provide monthly statements showing rent payment confirmation and any maintenance works undertaken.

How many occupants will there be?

This depends entirely on your property’s size, configuration and HMO licensing requirements. We never exceed the licensed capacity of the property and ensure all room sizes meet legal minimum standards (typically 6.51m² for single rooms, 10.22m² for double rooms). All occupancy levels comply fully with local authority requirements and licensing conditions.

How involved will I need to be once you take over?

Minimal to none. Our model is designed to be truly passive for you. We handle all day-to-day operations, maintenance coordination, compliance management and renewals, utility account management and council tax arrangements. You simply receive your monthly rent payment and periodic updates. Your only involvement would be if major works were needed (which would require discussion). Otherwise, you can remain completely hands-off.

Day-to-Day Operations

Do you provide 24/7 management?

Yes. We operate with availability 24/7 for urgent issues (gas leaks, flooding, security concerns), standard response times during business hours for non-urgent matters, and scheduled maintenance coordination for planned works and improvements. Occupants have clear procedures for reporting issues and know how to reach us in emergencies. This professional approach ensures issues are addressed promptly, protecting your property from escalating problems while providing occupants with the responsive service they expect.

How do you ensure the garden is kept?

We maintain all external areas including gardens. This includes regular lawn maintenance and tidying, keeping gardens presentable and well-maintained, addressing any overgrowth or seasonal issues, and ensuring compliance with any local authority requirements regarding external areas. For larger gardens or those requiring specialised maintenance, we use professional contractors.

Who manages occupant issues and complaints?

We do—entirely. As your tenant, we’re responsible for managing all occupant relationships, communications and any issues that arise. You deal only with us, not with individual occupants. We handle all maintenance requests from occupants, behaviour or tenancy issues, disputes between occupants and general queries and concerns.

If any serious issues arise that might affect the property, we’ll inform you, but we handle the resolution.

What happens if an occupant damages something?

As your tenant, we take full responsibility for property condition regardless of who causes damage.

We don’t pass damage costs back to you—this is one of the key benefits of our model.
